Waterloo Sidings partnership delivers first affordable homes for Leeds
Gleeson Homes is delighted to announce the successful handover of the first eleven homes at its Waterloo Sidings development in Halton Moor, Leeds, to valued partner Home Group Housing Association.
The milestone marks an important chapter in the history of the two organisations, with Waterloo Sidings representing Gleeson’s first-ever partnerships scheme. Since then, Gleeson has established a strong presence within the partnerships housing sector, with Home Group remaining a valued and trusted partner throughout that journey.
The first handover of homes demonstrates the continued progress being made at the landmark development and reflects both organisations’ shared commitment to increasing the supply of high-quality, affordable homes across West Yorkshire.
Located on a 16-acre brownfield regeneration site, Waterloo Sidings will deliver 147 new homes, including 47 homes acquired by Home Group. The partnership homes have been thoughtfully integrated throughout the development, creating a cohesive and inclusive community where residents can thrive.
Together, Gleeson and Home Group are delivering a range of well-designed, energy-efficient homes to meet local housing demand and support long-term community growth. Home Group’s acquisition includes 10 Section 106 Affordable homes; six for affordable rent and four available through Shared Ownership – alongside a further 37 affordable homes secured through the partnership.
Designed to appeal to a wide range of buyers and residents, Waterloo Sidings offers a mix of two, three and four-bedroom homes, combining modern living with exceptional value. Every home is equipped with an air source heat pump as standard, supporting lower-carbon living and reflecting Gleeson’s commitment to sustainable housebuilding.
The handover of the first homes at Waterloo Sidings is a significant milestone for everyone involved in the development. Dating back as our first-ever partnerships scheme, the project holds particular importance for Gleeson and demonstrates the value of strong, collaborative relationships in delivering much-needed affordable housing.
