Gleeson secures planning permission for 103 new homes in Holbeach, Lincolnshire

Gleeson Homes has been granted planning permission to build 103 homes off Northons Lane in Holbeach, Lincolnshire.

The development which will be known as Tulip Fields, will see the unused land transformed into beautiful, high quality, low cost 1, 2, 3 and 4 bedroom semi-detached and detached homes.

With house prices on the development anticipated to start from just £168,000 for a 2 bedroom home and various schemes such as the Government’s Help to Buy: Equity Loan available, Gleeson expect these homes to be highly desirable, especially amongst first time buyers and young families in the area. House prices in the local area are on average over £240,000, meaning our homes will help those on low to average incomes achieve their dreams of homeownership.

Tulip Fields will also benefit from eight shared ownership homes and 18 affordable housing rental plots, in partnership with South Holland Council.

Construction at Tulip Fields will begin this winter, with the development’s first releases set to be in Summer 2022, and three show homes expected to open in Autumn 2022, with the first residents moving in for Christmas 2022.

As part of its  Section 106 agreement Gleeson will make significant contributions to enrich the local community, including £547,112 towards education and school places, and £68,598 towards the NHS. Gleeson will also enhance local ecology by adding integrated bird and bat boxes to 10% of the homes on the site, and will provide  areas of green space, planting and trees as well as  a cycle link and a play area for local children to enjoy.

Allen Marshall, Operations Director at Gleeson said:  “We are delighted to be bringing 103 fantastic new homes primarily for first time buyers and young families to Holbeach. We are pleased to be championing the area, supporting the community with our affordable homes and employing a workforce on site that will be made up of local labour and contractors. Our Section 106 donations will help fund school places and improvements to education in the area and we will be protecting local wildlife and boosting ecology with our plans.  We are heavily invested in   ensuring that the  housing market better serves young first-time buyers and families on low to average incomes.”

Gleeson has had great success in South Lincolnshire, with its development in Boston, named Saxon Grange, proving popular with first time buyers, upsizers and downsizers. Gleeson also has another development launching in the next few months in the local area, Heron Park, in Sutterton.

Gleeson is seeking local labour and sub-contractors to work on Tulip Fields and Heron Park, including applications from local young people who are interested in joining the Gleeson apprenticeship scheme.
