Gleeson to deliver 105 high-quality affordable new homes to Egremont

Gleeson Homes, the high-quality affordable housebuilder, is pleased to announce it has received planning permission for the development of 105 new homes in Egremont, following a unanimous vote from Cumberland’s Planning Committee.
 

The 12-acre site will include a range of Gleeson’s 2, 3, and 4-bedroom homes. The development is well-located, being half a mile from Egremont town centre and with access to all the fantastic schools Egremont has to offer. The site also benefits from extensive views of the Lake District, a few miles to the east, whilst at the same time being a couple of miles away from St Bees beach and the local coastline.

The development consists of two areas of land, one of which is a former school classified as brownfield land that has been neglected and affected by antisocial behaviour and fly-tipping. The new scheme will not only deliver essential high-quality homes but will provide significant public open spaces and wildflower meadows to promote biodiversity.

Furthermore, over the last three years, Gleeson has worked closely with the Environment Agency and Cumberland Council to develop a scheme that would improve the local surface area runoff through the inclusion of effective sustainable drainage. This is an issue the local area has been facing for some time, and one that Gleeson remains committed to improving through its own development plans.

As part of Gleeson’s ongoing commitment to community engagement, the development will deliver 11 affordable homes, and provide a significant educational investment for the oversubscribed local Secondary school. It is anticipated that out of the 105 homes being built, 40 will be affordable to a couple earning the National Living Wage with open market prices starting from around £140,000.

Gleeson expects the site to be popular with a range of different customer demographics, from first-time buyers to second-steppers and downsizers. This aligns with Gleeson’s experience in the local area and follows its wider strategic rebranding and repositioning to target a wider range of potential customers.

It is anticipated that building on this development will commence in late Autumn 2024, with plans to release homes for sale in early 2025.
