Smooth Move

Searching for a new home? With our Smooth Move scheme, we’ll help you buy your brand-new Gleeson home while supporting you in selling your existing property.  

With Smooth Move, we work closely with The New Homes Group, the UK’s leading assisted move provider, to simplify the home-selling process. They’ll arrange for up to three trusted local estate agents to provide a free, independent home valuation. 

Plus, we'll contribute money towards your estate agency fees, potentially saving you thousands of pounds, which you can use to furnish your new Gleeson home!

How does Smooth Move work?

​​​​​1. Find your home

Browse our website to find your preferred Gleeson development and new build home. Once you’ve found the development you’re interested in, contact our Sales Executive and mention you’re interested in the Smooth Move scheme.

2. Valuation process begins

The New Homes Group will act as your assisted move provider and will arrange for up to three trusted local estate agents to provide a free, independent home valuation. As part of the process, you’ll also need to provide an Energy Performance Certificate (EPC). This is to be paid for by you and is non-refundable.

3. Agree your valuation

Once you’re happy with the agreed valuation, two local estate agents will be chosen to market your home and The New Homes Group will work closely with the chosen agents to monitor performance to try and ensure a speedy sale. 

4. Sell your existing home

While your current property is on the market, we can’t hold a plot for you, but as soon as your home is under offer and you’re happy with your valuation amount, our Sales team will be ready to help you reserve your dream Gleeson home.

5. Reserve your new home 

Once your sale is agreed, you can proceed with paying the reservation fee on your new Gleeson home. The New Homes Group will handle much of the process, managing your chain and helping with the paperwork, making the move into your new Gleeson home as smooth as possible.

6. Completion of your new home

Once you have legally completed on your new Gleeson home, we’ll liaise with The New Homes Group and contribute up to £4,000 towards your estate agent fees.

Smooth Move FAQs

Our Smooth Move scheme is designed to make selling your current home easier and more affordable. In partnership with The New Homes Group, you’ll receive free, independent valuations from up to three local estate agents. Once a valuation is agreed, two agents will market your home while The New Homes Group monitors progress to help ensure a quick sale.

Once you have found your preferred development and home, we’ll refer you to The New Homes Group, who will manage all aspects and talk you through the application process.

If you choose to use the scheme to sell your existing home, you’ll be required to pay a reservation fee and provide a minimum deposit towards your new home as standard. As part of the process, you’ll also need to provide an Energy Performance Certificate; this is to be paid for by you and is non-refundable. Gleeson will cover up to £4,000 in estate agent fees and marketing costs.

No. You are not obliged to accept the offer, but this will mean you cannot go on to reserve your Gleeson home.
