How does Part Exchange work?
- Find your new Gleeson home and speak to one of our Sales Executives about your eligibility for our Part Exchange Scheme.
- We’ll arrange at least two independent valuations on your existing property and offer you fair value for your current home.
- Providing you accept the offer and want to go ahead, you can make a full reservation on your new home.
- We’ll be there to guide you through the process, including arranging surveys and managing the sale through to completion.
- Stay in your current home until your new build home is ready to move into.

Part Exchange FAQs
Part Exchange is available on selected Gleeson homes. Visit our website to find our full list of developments or speak to a Sales Executive to discuss eligibility.
Speak to the Sales Executive at your preferred development, and they can use their expertise to guide you through the process.
Gleeson will arrange at least two independent valuations of your existing property and will make you a free, no-obligation Part Exchange offer, based upon those valuations.
The timeframe for moving into your new home is subject to individual circumstances and build programme. However, in most cases, the process will be completed within 16 weeks.
If you proceed to completion, Gleeson will cover the estate agent’s fees for the marketing of the property. However, you will be responsible for your legal fees and the cost of obtaining an EPC certificate, if your property doesn’t have one.*

- Part Exchange is available on selected plots and developments only and is subject to these terms and conditions, and financial qualification.
- Part Exchange is available to existing homeowners only and will only be available where the existing property being traded in is no more than 80% of the selling price of the plot you are considering purchasing.
- Both the existing property and the new home must be your main residence.
- Not all properties will be considered for Part Exchange and participation in the scheme is at the Company’s absolute discretion.
- Once you have applied for the Part Exchange Scheme, we will arrange for a minimum of two independent valuations to be carried out on your property. Our offer will be based on the valuations, which will be instructed on the basis of achieving exchange of contracts within 42 days, at a price it is likely to achieve in the current market.
- Following valuation and inspection of your existing property we will make you a verbal offer. Your acceptance will be required within two working days. Once your acceptance is communicated to us, we will issue a formal written offer and acceptance form to you. Your written acceptance must be returned within two working days of receipt. Upon acceptance, your Reservation Agreement will be processed, and you must pay your Part Exchange Reservation Fee. The new home is not deemed reserved until the Part Exchange Reservation Fee has been paid in full.
- You agree to appoint a solicitor within two working days of Reservation and to use all reasonable endeavours to achieve exchange of contracts within the 42-day reservation period. If contracts have not exchanged within the 42-day reservation period, we reserve the right to revalue your property and you must allow access to do so. We may also cancel your reservation where it is reasonable for us to do so.
- Your Part Exchange Reservation Fee will only be refundable in line with the terms and conditions of your Reservation Agreement. If you do not accept our offer, your application for Part Exchange will be cancelled.
- We will agree with you in advance, a list of fixtures, fittings and furnishings that will remain at the property following legal completion, and our offer will be subject to these.
- Access to your property is required for our appointed valuations officer and agents, upon not less than two working days’ notice, for the purpose of carrying out a valuation and inspection of your property.
- The offer made to you by us under the Part Exchange scheme is subject to any further enquires or reports that we deem appropriate or necessary.
- We reserve the right to amend our offer if either the survey or the valuation report (or any other report commissioned by the Company) reveal any issue(s) that indicate that the price offered is not achievable in the current market. Should we revise our offer to you, we you will be required to accept or reject it within two working days. If you are unhappy with the revised offer, you will be entitled to cancel your reservation in line with the terms and conditions of the Reservation Agreement.
- Upon accepting our Part Exchange offer, you agree to appoint a solicitor within two working days and to use all reasonable endeavours to achieve exchange of contracts within the 42-day reservation period. If contracts have not exchanged within the 42-day reservation period, we reserve the right to revalue your property and you must allow access to do so. We may also cancel your reservation where it is reasonable for us to do so.
- You will need to allow access, at reasonable times and upon reasonable notice, to any prospective purchasers of your property to view your home. You also agree that your property will be marketed by our appointed agents and that a “for sale” sign may be erected at your property.
- Provided the sale proceeds to legal completion, we will be responsible for the agents fees incurred in the marketing of your property. However, if you’re currently marketing your home, you’ll be responsible for all related costs with your current selling agent. It’s your responsibility to ensure you serve sufficient notice if signed up to a sole agency agreement or similar. We do not accept any liability for third party expenses.
- You must provide the following documents prior to exchange of contracts:
- an up to date gas safety certificate in relation to all gas equipment and assets within your property
- an up to date electrical test certificate for all electronic equipment within your property to certify that they are safe and in full working order; and
- an up to date energy performance certificate.
If any of these documents are not available, we may require you to commission replacement documents prior to exchange of contracts. If any of the documents identify that work is required, we reserve the right to amend the offer price to reflect this.
- You must maintain your property internally and externally to an acceptable standard until legal completion and on legal completion your property must be left clean and tidy including the garden, loft and any outbuildings, with only the agreed items remaining. A sum of £500 will be retained by your conveyancer upon completion, which will be released to you subject to your property being left in a satisfactory condition and in accordance with our agreement following an inspection either by our own personnel or our appointed agents after legal completion. We reserve the right to utilise this retention money to deal with any issues that may be found with any balance of monies subsequently returned to you. This may include any electrical, gas or plumbing issue or any items remaining that should be in a safe and working order. If the rectification costs exceed £500 you will be responsible for our entire costs incurred in rectifying the property to a satisfactory condition.
- On the day of completion, you will provide a minimum of two sets of keys for all lockable doors and windows at a location to be notified to you by us. You will not receive the keys to your new home until legal completion has taken place for both properties.
- Full vacant possession of your existing home will be required upon legal completion.
- You will be responsible for all service company invoices up to and including the day of legal completion. Please ensure you have had all your meters read in order that the final bills can be forwarded on to you for settlement. We will not accept any bills or invoices for periods of consumption prior to completion date.
- Subject to your right to cancellation in clause 12, if you withdraw from the purchase of your Gleeson Home prior to exchange, you will be responsible for any fees and costs incurred by us in connection with the sale and marketing of your property.
Part Exchange cannot be used in conjunction with any other Gleeson offer or incentive unless specifically authorised by Gleeson in its absolute discretion (and subject to lender approval, which may include a minimum buyer contribution). Please speak to our Sales Executive for more information.
