Mareham le Fen benefits from a regular bus service, linking the village with Horncastle and Boston. The nearest bus stop is just a short walk from the development entrance. Boston train station is a 25 minute drive from Birkwood and provides direct services to Skegness, Sleaford, Grantham and Nottingham. The development is located off the A155, with the centre of Horncastle a 15 minute drive away via the A153. The larger towns of Woodhall Spa and Louth are both within a 35 minute drive of Birkwood.

Mareham le Fen Church of England Primary School is a 10 minute walk or a three minute drive from Birkwood. Secondary education is provided by Queen Elizabeth's Grammar School and Banovallum School, both located in the nearby town of Horncastle.

The village of Mareham le Fen boasts an array of amenities, including a post office, pub, butcher's and a fish and chip shop. The nearest medical centre is located in Coningsby, which is a seven minute drive from Birkwood. The nearby town of Horncastle also offers a range of pubs, restaurants, shops and boutiques, as well as a twice-weekly market. A Tesco supermarket is located in the town centre. 

Leisure

The surrounding area is home to some of Lincolnshire's best-known tourist attractions. The Lincolnshire Aviation Heritage Centre, Ark Wildlife Park and Lincolnshire Wildlife Park are all within a 20 minute drive of Birkwood. The popular former spa town of Woodhall Spa is seven miles from the development and is home to the famous Kinema in the Woods, as well as Jubilee Park, which includes a heated lido and large children's playground. Tattershall Water Park and Tattershall Farm Park are also a short drive away.
