Gleeson expands footprint in Greater Manchester to help deliver 500 new homes per year by 2025
Gleeson Homes’ Greater Manchester office has moved to new larger premises in Rochdale.
Located on Buckley Road, the requirement for an office move comes after a period of substantial growth for the Greater Manchester region, with an increase in employee head count and number of homes built, and sees Gleeson almost double its office space.
With seven developments open in Greater Manchester currently, the region has seen over the last five years an average output of 220 homes per year, with this number growing, despite the Covid-19 pandemic. With rapid expansion plans, Greater Manchester is looking to deliver 500 homes per year by 2025, with three new developments in the pipeline.
Gleeson’s growth plans include expansion into other North West areas such as, Blackpool, Fylde Coast, Craven, Oldham and Lancaster, with discussions with landowners and authorities currently taking place.
With a total of 20 office employees dedicated to Gleeson’s Greater Manchester region, employee head count has grown by nearly 50% over the last 24 months, and four new apprentices have been hired. Across the business, Gleeson is committed to supporting the communities in which it builds, by employing individuals who live within the local area. In Greater Manchester, 45 contractors presently working on live developments are local tradespeople.
Gleeson specialises in building affordable, quality homes for young first time buyers, with its prices starting from just £115,995 for a two bedroom home in Greater Manchester. Gleeson delivers a unique social benefit by helping people escape from housing poverty caused by the "rent trap" and into home ownership and wealth creation. Gleeson’s homes are affordable enough to be sold to a couple on the current National Living Wage and mortgage repayments are almost always less than renting.
Arron Passarelli, North West Divisional Managing Director at Gleeson said: “I am delighted to see our region expand and grow as we settle into our new office. We have several thriving developments for local people; namely Balderstones, Hilltop Park and Conrad Court in Rochdale so it’s the ideal location for our office.
“Despite the pandemic, our region has prospered, as we build homes for those who need them the most, with two thirds of our customers’ being key workers, those who keep us safe, fed and healthy. 86% of our customers are first time buyers, with the majority under the age of 35, meaning our homes are perfectly placed to help ensure young people have the housing they need and deserve.”
James Thomson, Chief Executive Officer at Gleeson said: “We are looking forward to welcoming employees to our new Greater Manchester office, working in a flexible, highly efficient environment. Our mission is Building Homes. Changing Lives. and with our new office supporting our growth of 500 homes by 2025 in Greater Manchester and 2,000 homes per year across our whole business by 2022, we will certainly be on our way to delivering our goals.”
Gleeson Greater Manchester has also recently been granted planning permission to build 46 quality affordable homes in Accrington, on brownfield land off Millers Fold Avenue.
The development which will be known as Willows Park, will see the three acre plot which was formerly a landfill site be completely decontaminated and transformed into beautiful, high quality, low-cost 2, 3 and 4 bedroom semi and detached homes making huge improvements to the surrounding area.
